- Traffic analysis, accessibility, and connectivity with adjacent developments
2. Master Planning
Comprehensive planning to integrate all project components, including:
- Building massing study (defining building sizes, forms, and placement across the site)
- Circulation planning for pedestrians and vehicles
3. Land Use Planning
Definition and allocation of functional zones within the compound, including:
- Residential areas
- Commercial zones
- Recreational spaces
- Service and support facilities
- Ensuring compliance with planning standards and required building densities
4. Landscape & Hardscape Engineering Design
- Softscape planning (green areas and landscaping)
- Hardscape design (walkways, plazas, and outdoor spaces)
- Grading plan to manage site levels and ensure proper stormwater drainage
5. Schematic Architectural Design
- Architectural massing and façade design
- Study of external form and visual identity
- Architectural sections (longitudinal and cross sections) showing levels, spatial relationships, and preliminary structural concepts
6. Quantitative & Spatial Analysis
Plot coverage and Floor Area Ratio (FAR) calculations
Area schedules detailing buildings, roads, and landscape areas
